Walters History 70s
The 70s

A Family Tradition

Ed Walters, Jr. took an interest in home building by watching and assisting his father, Ed Walters, Sr. build family homes. Learning the industry from the ground up, from an early age, helped set him on a course for the next chapters in his life and career.

1977-1979 – Ed Walters builds family home in Surf City with his father, Ed Walters, Sr.

1979 – Ed renovates a family rental home in South Beach Haven.

History 80s
The 80s

First Steps

Upon graduating from college, Ed decides to apply the skills he learned from his father, along with his passion for building, and starts a custom home company, Walters Homes.

1982 – Ed works in the summers during college as a carpenter. Ed learns carpentry skills from Master Carpenter Frank Parks of Trim Rite Construction.

1984 – The Walters Group incorporates.

1985 – Walters builds several speculation homes and a dozen custom homes on Long Beach Island.

History 90s
The 90s

Lift Off

After the recession of the late 80s, Ed decides to transition from building only custom homes to also developing residential subdivisions, providing high-quality housing opportunities at affordable prices. During this decade, The Walters Group successfully builds hundreds of homes.

1991 – Ed and his brother Greg buy a single lot in Ocean Acres, Manahawkin and build the company’s first model home. 

1994 – Walters purchases the Oaks of Stafford, a 164-lot subdivision in Manahawkin.

1996 – Walters makes large purchase of land in Barnegat, New Jersey. These lands will become Atlantic Heights (310-unit apartment community), Barnegat Village Square (70,000-SF shopping center), Walters Group’s corporate offices and 200 single-family lots.

The 00s

Entering Affordable

The Walters Group builds on its success of the 90s, continuing to grow and branching out into new frontiers of real estate development, as the company’s longtime real estate attorney, Joseph Del Duca, joins the firm as a partner.

2002 – Walters awarded the development rights at Stafford Park, a 350-acre mixed-use redevelopment in Manahawkin. The largest mixed-use development in Ocean County, Stafford Park will comprise 650,000 square feet of retail, 349 single-family homes, 216 market-rate luxury apartments, 212 income-restricted apartments that satisfy all requirements of the municipality’s affordable housing obligation, and a 6.5-megawatt solar farm.

2003 – Walters develops Atlantic Heights, a 310-unit market-rate apartment community.

2004 – Longtime Walters’ real estate attorney Joseph Del Duca joins the team and becomes a partner.

2004 – Walters develops West Chester Commons, a 465-bed student housing community.

2007 – Walters breaks ground at Stafford Park.

2009 – Walters opens its first affordable housing community, Stafford Park Apartments, a community of 112 income-restricted apartments situated on 7.5 acres. 

History 2010s
The 10s

Community Building

Due to The Walters Group’s diversity and prudent investment strategy, the company flourishes during the Great Recession, and helps lead New Jersey’s recovery from Superstorm Sandy by building top-quality homes and apartment communities along the Jersey Shore.

2010 – Walters receives the 2010 Governor’s Excellence in Housing Award for “Best in Housing” in recognition of its first affordable housing community, Stafford Park Apartments.

2011 – Walters awarded approvals to build Whispering Hills, featuring 52 income-restricted apartments in Barnegat.

2011 – Walters awarded approvals to build Laurel Oaks Apartments, featuring 94 income-restricted apartments in Barnegat.

2012 – Superstorm Sandy hits the New Jersey Shore. Walters strategically sets out to help the region rebuild.

2013 – Walters completes Whispering Hills.

2013 – Walters completes Laurel Oaks Apartments.

2015 – Walters awarded approvals and starts construction of Albertson Village, a community of 82 luxury apartments in Haddon Township.

2015 – Walters awarded approvals and starts construction of Cornerstone at Barnegat, featuring 70 age-restricted apartments.

2015 – Walters awarded approvals and starts construction of Cornerstone at Toms River, featuring 102 age- and income-restricted apartments in the Township of Toms River.

2016 – Walters completes Albertson Village.

2016 – Walters awarded approvals and starts construction of Cornerstone at Barnegat, featuring 70 age- and income-restricted apartments in Barnegat Township. 

2016 – Walters awarded approvals to build Cornerstone at Stafford, featuring 100 age- and income-restricted apartments in Manahawkin. 

2016 – Walters awarded approvals to build the final phase of Ethel R. Lawrence Homes and Robinson Estates in Mount Laurel (in collaboration with Fair Share Housing Development), featuring 36 and 24 income-restricted apartments, respectively. 

2016 – Walters awarded approvals to build Cornerstone at Delanco, featuring 64 income-restricted apartments in Delanco Township.

2016 – Walters awarded approvals to build Cornerstone at Seaside, featuring 91 income-restricted apartments in Seaside Heights.

2016 – Walters awarded approvals and starts construction of Cornerstone at Lacey, featuring 70 income-restricted apartments in Forked River.

2016 – Walters completes Cornerstone at Barnegat.

2016 – Walters awarded approvals to build The Ponds at Jackson 21, featuring 88 income-restricted apartments in Jackson Township.

2017 – Walters awarded approvals to build Stonegate at St. Stephens II (in collaboration with the Diocesan Housing Services Corporation of the Diocese of Camden), featuring 68 income- and age-restricted apartments on the campus of Saint Stephen Parish in Pennsauken. 

2017 – Walters awarded approvals to build Cornerstone at Grassy Hollow, a community of 60 income-restricted apartments in Manahawkin.  

2017 – Walters awarded approvals to build Cornerstone at Waretown, a community of 54 income-restricted apartments in Ocean Township.  

2017 – Walters completes the first phase of Cornerstone at Lacey. A second phase, which will add another 48 units in six buildings, gets underway.

2017 – Walters completes Cornerstone at Toms River.

2018 – Walters completes The Ponds at Jackson 21.

2018 – Walters completes the second phase of Cornerstone at Lacey.

2018 – Walters completes Ethel R. Lawrence III and Robinson Estates.

2018 – Walters awarded approvals to build Cornerstone at Howell, a community of 72 age- and income-restricted apartments in Howell Township. 

2019 – Walters completes Cornerstone at Stafford.

2019 – Walters completes Cornerstone at Seaside.

World-class Communities

To date, Walters has developed and managed countless square feet of retail/commercial spaces, as well as market-rate apartment communities, affordable senior apartments and affordable family apartments by obtaining Low-Income Housing Tax Credit (LIHTC) funding for communities throughout New Jersey.

2020 – Walters completes Cornerstone at Delanco.
