Maintenance Technician

The Maintenance Technician will perform general maintenance and repairs for assigned equipment and facilities including plumbing, electrical, basic carpentry, heating and cooling, and other building systems. In addition, the Maintenance Technician is responsible for handling day to day operations and maintenance of our properties, including common areas and grounds.

 

Supervisory Responsibilities: None

 

Duties/Responsibilities:
Troubleshoots issues and performs general repairs. Examples may include but are not limited to repairing drywall, painting, repairing common household appliances, and repairing doors and other common building systems.
Performs and discusses apartment work orders and any property issues with the property manager on a daily basis.
Cleans and assists with upkeep of the facilities, grounds, and common areas. Includes the responsibility to clean and maintain trash areas for the community.
Orders and maintains inventory of supplies and materials needed for repairs and maintenance
Completes and schedules preventative maintenance for assigned properties including but not limited to filters, onsite inspections, HVAC, hot water heaters.
Inspects and identifies equipment or machines in need of repair.
Accompanies general contractors on site.
Performs emergency after-hours maintenance work orders during ON Call rotation.
Performs other related duties as assigned.

 

Required Skills/Abilities:
Ability to follow instructions from supervisors or senior maintenance workers.
Strong understanding of general maintenance processes and methods.
Working knowledge of and ability to use hand tools, power tools, common appliances, and devices
Knowledge of general carpentry, electrical, plumbing and associated repair.
Excellent organizational and time management skills.
Outstanding written and verbal communication skills
Ability to work well individually and in a team environment
Ability to work overtime as necessary to meet business needs
High level of reasoning skills. Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
Attention to detail to ensure that all jobs are completed and any potential hazards are not overlooked.

 

Education, Licenses and Experience:
High school diploma or equivalent required.
Valid driver’s license required.
Previous experience in related field preferred.

 

Physical Requirements:
Prolonged periods standing and walking.
Must be physically able to climb ladders, bend, stoop or crawl into awkward spaces.
Physical stamina to handle a full shift of being active and working on the building.
Must have strong communication skills.
Must be able to lift and move up to 50 pounds at a time.
The ability to drive to and from work locations.
